Job Skills / Requirements

Position Summary: 

The Analyst evaluates markets, asset level risks/opportunities, and serves as a liaison with acquisitions teams (debt and equity) in pursuit of new acquisition opportunities. This role requires incumbents to be a self- starter and have a financial systems aptitude and the ability to learn new applications without formal classroom training. Successful incumbents will always be thinking of ways to improve processes and automate tasks.
 
Essential Job functions:
•  Underwriting and assisting with new acquisition opportunities - collaborating with market leads and investment team(s).
•  Work with brokers/leasing team(s) to research and analyze key market trends to inform investment decisions.
•  Work with the investment teams on analyzing lease structures and running financial models to support investment thesis.
•  Work with market leaders to review and coordinate analysis for approval of significant capital investment.
•  Work with acquisition/asset management team to develop debt strategies for assets.
•  Manage and justify the overall assumptions and modeling conventions adopted in the ARGUS valuation models and ensure that major capital, leasing assumptions and market conditions are discussed and reflected in the cash flow projections.
•  Assist marketing team with investment decks and memo(s) that highlight the investment opportunities and risks.
•  Work with acquisition/asset management team(s) to define investment signals to refine and expand the investment thesis.
•  Define acquisition capital budgets for assets in cooperation with development, operational and regional teams.
•  Drive due diligence teams toward closings.
•  Ad-hoc work as assigned

 Job Abilities and Skills:
•  Ability to read, analyze, articulate, and compile financial reports used for business correspondence.
•  Strong MS Office skills: Word, PowerPoint, Excel (Pivot Tables, lookups, creating charts preferred)
•  Strong working knowledge of Argus software as well as IRR, NPV, and other fundamental real estate metrics
•  Excellent written, presentation, and verbal communication skills
•  Ability to interact effectively, to have fun and to enjoy what you do in a collaborative team environment.

Education, certification and/or license requirements: 
•  Undergraduate degree in real estate, business, or related field; Advance degree a plus.
- 2 years experience in Commercial Real Estate and a fully functional understanding and skill set within ARGUS is required.
