Overview

Property maintenance technician maintains and repairs systems and fixtures in residential and Commercial  properties. 

Job Skills / Requirements

Their duties can include: 

  • Responding to residents' requests for maintenance and repairs in a timely and competent manner 
  • Inspecting
  • Performing daily inspections of the property to ensure safety, comfort, and aesthetics .
  • Maintaining and repairing building fixtures and equipment, such as locks, windows, doors, screens, venetian blinds, gutters, drains, shelving, and kitchen utensils 
  • Repairing mechanical systems, electrical systems, heating and plumbing systems, and alarm systems 
  • Installing new fixtures or replacing damaged or malfunctioning systems 
  • Preparing vacant units for new residents, including maintaining checklists and ensuring units are ready on time 
  • Performing other tasks
  • Ordering parts and supplies.


Maintenance technicians may also need to be on call to fix unexpected problems and perform repairs for tenants when needed. The physical demands of the job can include standing, walking, using hands, reaching, climbing, balancing, stooping, kneeling, crouching, crawling, talking, hearing, lifting and moving more than 50 pounds, and climbing a roof ladder or roof hatch.
